127:1 Return on investment for Rose Builders

©2026

The Outcome

Rose Builders asked us to launch Russet Place, a development of eighteen new homes in West Bergholt. We began with research into the homes, the village and the buyers most likely to move there, then produced the photography and video and ran a two-phase Meta campaign built around that audience. From a client investment of £17,825, the campaign secured five reservations and generated £2,265,000 in revenue, a return of £127 for every £1 spent.

Deep research
& analysis

Understanding the product

Every project starts with a discovery call. We sat down with Rose Builders to understand what the campaign needed to achieve and what might stand in its way, then visited the site and worked through the drawings, floor plans and specification until we knew the homes inside out. That gave us a clear brief and a shared goal before any work began.

Reading the local area

From there, we studied West Bergholt and the commuter belt around it: who already lived there, what drew people to the village over Colchester itself, and which nearby developments and price points buyers were weighing it against. That analysis narrowed a broad market down to a specific, addressable audience.

Building the buyer profile

Finally, we cross-referenced that audience against location and lifestyle data, before a single pound of media spend went out. The result was a buyer profile detailed enough to guide not just the targeting that followed, but the tone and content of the campaign itself.

Right Place,
Right Buyer

Buyer profile first

We cross-referenced local demographics, search behaviour and commuter patterns to define exactly who the buyer was and where they lived, before spending a penny.

Campaign zones mapped to demand

Targeting was aligned to buyers already searching within Russet Place’s price bracket and commuter reach.

Every pound placed to convert

Budget was concentrated on the postcodes with the highest probability of producing a qualified viewing.

Content built
for the audience

With the audience defined, we produced the photography and video that carried the campaign, framed around how the eighteen homes at Russet Place would actually be lived in.

A two-phase
